A booking is considered confirmed once the deposit or full payment has been received. A confirmation email or document will be sent accordingly.
At the time of booking, a deposit of 30% of the total reservation amount is required.
The remaining balance must be paid within 30 days prior to the check-in date.
Payments can be made via bank transfer (IBAN: IT64C0306924888100000004443 in the name of Emilia Cenami) or PayPal (account: villacenami@gmail.com).
Cancellations made 60 days prior to arrival will receive a full refund of the deposit.
After this period, the deposit will be retained by management.
Check-in is from 3:00 PM to 7:00 PM onwards, and check-out is by 10:00 AM.
Early check-in or late check-out may be available upon request, subject to availability, with an additional fee of €30.00 to be paid in cash at check-in.
The maximum number of guests allowed is specified in the details of each apartment.
Additional guests or extra beds are subject to prior approval and an additional cost of €150.00 per stay.
A baby cot (including bed linen) is available upon request at no extra cost, as well as a high chair, also upon request.
Smoking inside the villa is strictly prohibited.
Guests are required to respect quiet hours and neighbors.
These rules are designed to ensure a pleasant experience for everyone, including other guests and pets. We know that responsible pet owners usually follow these rules without reading them, but just to be safe:
Pets are allowed only with prior approval. Please inform us about your pet at the time of booking.
A maximum of 2 pets per booking is allowed.
A non-refundable pet fee of €35.00 will be applied to cover additional cleaning costs. This fee is due at booking or upon arrival.
Pets must be of manageable size and breed. Larger dogs or certain breeds may not be allowed. Please inquire in advance if unsure.
Pets must be kept under control at all times. Owners must ensure pets are supervised, especially in shared areas (gardens, pool area, etc.).
Pets should not be left unattended in the villa unless secured in a suitable crate or carrier.
Pets must be kept on a leash when outside the villa. A muzzle is required for aggressive breeds or if your pet has a history of aggression.
Pets should not cause excessive noise or disturbance, including barking, howling, or other disruptive behavior.
Owners are responsible for cleaning up after their pets. All waste must be disposed of in designated bins.
Pets are not allowed on furniture or bedding unless owners provide their own protective covers.
Guests are responsible for any damage caused by their pets, as well as any additional cleaning required. Extra charges may apply if additional cleaning or repairs are necessary after departure.
If a pet’s behavior becomes problematic (e.g., excessive noise, damage, or aggression), guests may be asked to arrange alternative accommodations for the pet or check out early without refund.
Guests are advised to take out travel insurance to cover unexpected cancellations, accidents, or other emergencies.
The villa management is not responsible for any personal injury, loss, or damage to personal belongings during the stay.
Any changes to the booking (dates, number of guests, etc.) must be requested at least 30 days in advance and are subject to availability.
Initial and final cleaning of the accommodation is included in the price.
For stays longer than 7 days, additional cleaning services can be arranged upon request at an extra cost to be agreed with the management.
The swimming pool is shared with other accommodations.
The pool is generally open from early May to early October, weather permitting.
